Don't under estimate the value of a niche site. Pervs with a hard fetish are probably very loyal, not the join for a month or 2 each year and download everything they can.
But this has to be supported with regular content updates. DirtyDirector guy makes only 1 update every 2 weeks, so for me it makes sense waiting 6 to 12 months to re-join for a months, because for this period I will only be able to view 26 new scenes.
I think that for a sucessfull paysite the costs for the content should be no more than 10%, advertising/promotion 30%-50% and 5%-7% overhead. I kinda did this chart that shows how many paying members per month a site needs to have to break even and to make the x10 revenues from the content costs:
